This cottage is located just off Lower Street along a pedestrian path. It has a shared entrance pathway. The property is only about 250 metres from the bustling town square where there is a wide variety of day to day and specialist shops, cafes and pubs. Chagford has a parish church, Roman Catholic church and a chapel, a primary school and pre-school, a Montessori school and a library. The town has a lively social round and a good arts scene and is surrounded by countryside, riverside and moorland walks. There is a sports pavilion, football and cricket pitch, a tennis club, bowling club, play park, skate park and an open air swimming pool in the summertime. The A30 dual carriageway is only 5 miles away and Exeter is about 20 miles.

At the top of the entrance pathway is an entrance lobby which has a front door to both No. 40 and No. 42. A Upvc front door leads into No. 40.
