Easton Cottage was re thatched just two years ago and has recently been rewired, replumbed, had a new boiler with a Hive management system and a new kitchen and bathroom. This is a spacious cottage which is semi detached at the back and has a large slightly elevated garden with patios and rural views. The accommodation comprises a big kitchen/dining room with a granite fireplace and wood burner, a large sitting room with a granite open fireplace and grate, two bedrooms and a newly refitted bathroom with a shower above the bath. The central heating is oil fired to radiators. Just across the lane is a private parking area and a large single garage. Fowlers very strongly recommend viewing this delightful character home which could be an ideal home for a couple, a popular holiday rental investment or just a cute bolt hole.
Located about 1.5 miles from the ancient Stannary Town of Chagford at Easton Cross. The cottage has great access for riverside and countryside walks in the National Trust Drogo estate or on any of the many local footpaths. The A30 dual carriageway is only about 4 miles away and Exeter about 20 miles. Chagford has a wide variety of day to day and specialist shops, pubs, cafes, a primary school, pre school and Montessori, a Parish church, Roman Catholic church and a chapel. There are good sports facilities with a pavilion, cricket and football pitch, a tennis club, bowling club and an open air swimming pool in the summertime.
The latched timber gate leads into the garden where there is a flagstone paved path to the front door and terrace. The front door is a stable door and adjacent is an exterior lamp and set under the eaves is a floodlight.
The stable door entrance leads into the spacious contemporary style farmhouse kitchen/dining room which has a clay tiled floor. There is a large granite fireplace with a Woodwarm wood burning stove set on a granite hearth with an oak bressemer beam, fitted feature lighting and an original bread oven. The staircase rises to the first floor and between the fireplace and stairs is a useful understairs cupboard. The kitchen is fitted with a range of base and wall units with oak work tops with LED worktop lighting and 'subway' style tiled splashbacks. There is a fitted butler sink with a chromed mixer tap, a four ring glass halogen hob, an electric fan oven, a fitted dishwasher and space for an automatic washing machine. The new Worcester oil fired central heating boiler is concealed in a base cabinet and there is space for an upright fridge/freezer. Along the rear wall beneath the three windows is a run of matching base units with oak work tops. The room is large enough for an eight seater dining table and there are ceiling mounted LED downlighters and a hard wired smoke alarm.
This large sitting room has a granite fireplace with an oak bressemer, granite hearth and a fitted Rayburn Rembrandt open grate. There are three windows with two window seats, six LED downlighters, plenty of power points, a TV point and a satellite point. There is a hard wired smoke alarm. This a lovely, relaxing space.
The oak staircase rises to a landing which opens into the open plan first bedroom.
An oak door leads into the new bathroom and there is a raised plinth with storage below the space for a double bed. This bedroom has both a front and rear window, plenty of power points, six LED down lighters and a painted latched door which leads to the main bedroom.
The bathroom has been completely refitted with an oak floor, a cast iron claw foot bath, two 'subway' style tiled walls and a wall mounted chromed shower/mixer tap. Above the bath is a chromed shower curtain fitment and a rain shower head. A quality Armitage Shanks wash hand basin is fitted and a matching low level w.c. A chromed electric towel rail is fitted and a shaver point, two LED down lighters and there is a built in airing cupboard with painted double doors.

Easton Cottage has the considerable benefit of a large garden with a long southerly frontage and plenty of sunshine. At the front of the cottage is a flagstone path to a small terrace just above the front door which would be ideal for morning coffee. The flag stone path rises to a patio at a slightly higher level of the garden from where there is a lovely view to the surrounding Dartmoor countryside. The slightly higher part of the garden is level with a second concrete patio space and level grassed areas, shaped borders with hundreds of spring bulbs, roses and heathers, a rose arch and a further level area which could be ideal for a vegetable and fruit garden. There is a compost area too. Set in the garden by the first patio is a barbeque area and a summerhouse/studio (8'8"x7'/2.64m x 2.13m) which is a timber structure with multi paned windows and a single pitch roof. There is also a small greenhouse which is timber framed and glazed (5' x 4'3"/ 1.52m x 1.29m). Set in the garden is a new double bunded oil tank.
Just across the lane is a private parking area large enough for two vehicles. The large single garage is sited here too.
This timber framed building has large double doors, rear windows and power and light. Attached to its side is a timber built log store.
Mains water, private septic tank drainage, mains electricity and oil by contract. Note: Mains gas is less than 50 metres away but not connected to Easton Cottage.
From Fowlers front doors turn right and drive down out of The Square passing the pharmacy and delicatessen and entering Southcombe Street which becomes Lower Street and leaves the town passing the new primary school and fire station. Continue on this lane for about 1.25 miles and at the crossroads at Easton Cross drive straight across. After about 50 metres on the left you will see the latched gate to the garden of Easton Cottage with a wooden sign attached and opposite is the private parking area and garage.
